Tesoro, a CRM for real estate agencies: one system instead of five tools

The agent calls from a mobile, listings go out to portals by hand, client emails live in a private inbox, and a spreadsheet tracks every deal. That's a typical day in many real estate agencies. Tesoro was built to change it: calls, email, WhatsApp, listings, portals and the agency website all work in one window. We built it for the demanding Spanish market and have been developing it continuously since 2022. See what it does and whether it fits your agency.

What Tesoro is: a CRM for real estate agencies

Tesoro is a CRM system for real estate agencies: a property database, leads, contacts and deals in one place. On top of that, the things generic CRMs don't have: publishing listings to portals, matching properties to clients, and a separate portal for buyers.

Tesoro is our product. Codelines is one of its co-founders and holds a stake in it: we've been building and running it since 2022. The system was developed alongside agencies in Spain, one of Europe's most demanding markets, and it holds up well beyond it too.

For your agency that means one simple thing: Tesoro runs on a subscription. You don't buy an implementation project; you log into a working system that our team develops and stands behind. New modules and integrations ship regularly as agencies use it every day and ask for improvements. And when a portal changes its API or a new market comes along? That's our problem, not yours.

What you get in Tesoro

We start with the integrations, because they keep agents from having to use five tools at once:

  • Calls (Twilio): the agent dials straight from the system, and the conversation is logged against the right client.
  • Email (Gmail and Outlook): two-way sync with templates and signatures. Correspondence stays in the CRM, not in private inboxes.
  • WhatsApp: because that's where buyers reply these days.
  • Listings to portals (MLS, XML): properties go out to Kyero, Idealista and other portals automatically, and updates flow on their own, with no re-typing.
  • Your agency's own website: fed by the property database and updated in real time. Listings appear on the site by themselves, with no separate system and no re-typing.
  • External integrations (API and webhooks): Tesoro exposes an API and webhooks, so the tools you already work with can be connected to the system instead of replaced. When a non-standard need comes up, we add the integration on Tesoro's side.
  • A portal for buyers: the client browses properties, rates the agent's proposals and books viewings themselves, instead of calling about every detail.
  • AI (OpenAI): translates listings, scores leads and matches properties to clients. Built into the system, not bolted on.

On top of that, the full agency toolkit: a property database, a lead-and-deal pipeline, calendar and viewings, tasks and notes, documents attached to deals, per-role permissions, and a search that finds a client, a listing or a document in seconds. The full feature list is in the Tesoro case study.

ONE SYSTEM, TWO PERSPECTIVES

What Tesoro changes for the agent and for the owner

For the agent

  • Calls, writes and books viewings in one window, with no jumping between tools.
  • Calls, emails and WhatsApp log themselves against the right client.
  • The system suggests properties matched to the client's preferences, so there's no digging through the database by hand.
  • Calendar, tasks and documents sit on the deal, right where the agent actually looks for them.

For the agency owner

  • Client history stays with the agency, not in agents' private inboxes.
  • Listings flow to the portals and the agency's own website by themselves: less manual work and fewer mistakes.
  • Per-role permissions: everyone sees what they should.
  • One subscription instead of several separate tools for calls, email, the website and feeds.

Elia Living: a boutique Costa Blanca agency working on Tesoro

Elia Living is a boutique premium agency in Jávea on the Costa Blanca: property sales, development projects, interior design and concierge services, from the first visit to the handover of keys. It serves international buyers in six languages, including Polish, and talks to clients over WhatsApp as a matter of course. The agency's daily work, from listings to buyer communication, runs on Tesoro. It's exactly the profile the system was built for: a demanding market, clients from several countries, and no room for manual re-typing.

FAQ

Common questions about real estate CRMs

Which CRM should a real estate agency choose? +

One the agents still use after a week, not one that gets ticked off a list and then avoided. In practice, three things decide it: whether calls, email and WhatsApp are logged against the client, whether listings reach the portals without re-typing, and whether contact history stays with the agency. Tesoro is built around those three needs. The easiest way to judge it is with a demo based on your agency's own processes.

What is a CRM in real estate? +

A system that keeps an agency's leads, contacts, listings and deals in one place, instead of scattering them across inboxes, spreadsheets and agents' notes. A good real estate CRM also does what generic CRMs don't: publishes listings to portals, matches properties to clients, and logs the contact history against the right deal.

How do agencies actually use a CRM day to day? +

A lead comes in from a portal and gets an agent, calls and emails are logged on the client, the system suggests matching properties, and listings flow out to the portals and the agency website without re-typing. In Tesoro there's also the buyer portal: the client browses properties and books viewings themselves, so part of the agent's work simply disappears.

Is free CRM software good enough for an agency? +

Free plans mostly come with generic CRMs, with none of the real estate specifics: no portal feeds, no property matching and no proper listings database. At a very small scale that's an honest start. The cost of "free" shows up later, in the hours of manual work the system was supposed to take off the agents.

How much does Tesoro cost? +

Tesoro runs on a subscription, with no implementation project and no upfront investment. The exact figure depends on the size of your agency and the modules you need, so we quote it after a short demo of the system. Write to us and we'll show you Tesoro live, then price it precisely for your agency.
